Construction Management

Bowen & Watson, Inc. has successfully completed many projects under Construction Management contracts. The construction management project delivery system is a process by which a "construction manager" is a part of the construction team, oversees aspects of the project including pre-construction services, preliminary budget, buildability review, development of RFP's, facilitating the sub-bidding process, construction administration, handover and warranty services.

General Contracting / Design-Bid-Build

The design-bid-build project delivery system is the traditional method that has been used for many years in both public and private construction projects. It is still the project delivery system that is most widely used today. The design-bid-build process is a well understood delivery system in which risk is minimized through the owner's firm control of both the design and construction phases.

Under the design-bid-build project delivery system, the owner contracts separately for the design and construction of the project. Under the design-bid-build project delivery system, the owner retains responsibility for overall project management. The design of the project is complete before the contractor is selected and the contractor is selected through a competitive bid process. Design Build

Design-build is a construction project delivery system where, in contrast to traditional "design-bid-build", the design and construction aspects are contracted for with a single entity known as the design-builder or design-build contractor. This system is used to minimize the project risk for an owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. Where the design-builder is the contractor, the design professionals are typically retained directly by the contractor. While a smaller portion of our work comes from the design-build delivery system, some of our more rewarding projects have been built this way. Bowen & Watson, Inc. has design professionals who we have worked with for many years that specialize in different areas of design. We pair the right designer to each project to give an owner more value for his construction dollar. This early more hands-on involvement in the project design gives us an opportunity to provide efficiency in the building structure and materials selected for use in a project.
