For us, preconstruction is the early, ongoing and comprehensive control of project development to maximize budget and schedule value for the Owner. The emphasis is on a comprehensive and collaborative “team building process” at project inception and executed through substantial completion to ensure an Owner’s building objectives are met. At a minimum, what preconstruction should accomplish is schedule certainty, cost certainty, and hassle mitigation early on leading to increased customer satisfaction of all project stakeholders. This process ultimately leads to facility/building performance. We are committed to making decisions with the project’s best interests in mind, not on what is easiest for us. All this helps to assure we perform in a way that meets an Owner’s requirements and exceeds expectations. Bowen & Watson operates on a full open book policy. This policy facilitates trust for all involved in the construction process. The CM At-Risk delivery system allows for greater participation among the Owner, Architect, and CM for constructability review, value engineering, and phasing decisions. This partnering and ongoing collaboration among team members and project stakeholders is very important because it keeps everyone in the “loop” and gives the Owner input he would not normally enjoy through the traditional design-bid-build method.
